SENIOR PROJECT MANAGER:

The Senior Project Manager (SPM) will he project basis, and will be responsible for the management and supervision of the construction of our redevelopments projects, in a timely manner (Schedule) and within a defined budget (Dollars). SPM will utilize information and experience to develop preliminary staging plans, schedules, sequencing and cost estimates. SPM will be responsible to hire, manage and coordinate Architects, Engineers, Consultants and other professional disciplines as well as work with ESJ business teams to help find ways to lower costs and improve schedule. SPM serve as a trusted advisor to the company.

Responsibilities and Duties:

• Communicate set schedule and deadlines to all affected parties and maintain constant communication between office, field, and consultants
• Track and control construction schedule and associated costs to achieve completion of project within time and monies allocated
• Inspect and review projects to monitor compliance with building and safety codes, and other regulations
• Prepare contracts and negotiate revisions, changes and additions to contractual agreements with contractors, consultants, suppliers and subcontractors
• Works closely with general contractor to facilitate construction
• Works closely with accountant to prepare the monthly invoice to lender
• Assist in obtaining all necessary permits and licenses
• Negotiate contracts, manage schedules and coordinate the architects, engineers and consultants for the preparation of construction documents.
• Must have recent experience in retail development
• Provide timely construction cost estimates for a wide range of projects. These include, remodeling of existing centers, construction of interior lease space, and site redevelopment.
• Must be able to evaluate preliminary and schematic designs for efficiency, constructability, functionality and long term use.
• To attend and direct meetings relative to the construction projects assigned. Communication with all team associates is a must.

Education and Experience:

Education: Bachelor degree in Architecture, Construction Management or Engineering; or qualified years of experience.

Experience: 5-10 years in the construction industry with an emphasis on Redevelopment Projects from a leadership role. Must posses a creative understanding of preliminary drawings and elevations, detailed understanding of construction documents and experience in estimating.

PROPERTY MANAGER:

Individual will be accountable for the overall management, direction and coordination of all operations in the area portfolio.

Responsibilities include:

• maintaining effective cost control at all properties;
• ensuring compliance with established lease obligations;
• preparing, analyzing, and forecasting of property expenses;
• preparing periodic reports for partnership interests;
• negotiating with and supervising outside vendors and obtaining bids and preparing scope statements;
• overseeing the condition and maintenance programs of physical plant operations including HVAC equipment, electrical equipment, roofing and parking lots.

This individual must have the ability to prepare expense budgets, including capital expenditures, for multiple properties with different requirements, and the ability to work closely with accounting, legal, construction, and leasing departments. A Bachelors degree and CSM, CPM or candidate is preferred, with a minimum 3 years of multiple-site shopping center management experience and a thorough knowledge of the shopping center industry. Some travel is required.

LEASING ASSOCIATE:

Basic Function: Match prospective tenants with vacant spaces at:

• our properties
• managed properties for third party landlords
• Third party owners we perform leasing functions for.

Responsibilities and Duties:

• Identify and participate in attracting potential tenants including cold call and canvassing techniques
• Should possess knowledge of today’s retailers and their requirements and have considerable contacts and relationships
• Manage current and prospective tenant database.
• Develop effective marketing plans for promoting our portfolio properties. • Have intimate economic knowledge of each property owned and managed by ESJ as well as our competition’s properties, tenants and clients.
• LOI and Lease negotiations, preparation and execution for all renewals, assignments and amendments for prospective and existing tenants.
• Analyze and research trends and market developments to prepare annual rental income and expense forecasting for budget preparation. Determine and establish rental rates in alignment with budgeted amounts for each property.
• Maintain positive tenant relationships to promote occupancy of ESJ properties.

Requirements:

• Current Florida Real Estate License or Brokers license
• Bachelor's degree plus three to five years experience in commercial leasing, or equivalent combination of education and experience.
• Effective interpersonal skills; strong negotiating and presentation skills.
• High degree of initiative and independent judgment.
• Strong analytical and problem solving abilities.
• Ability to communicate at all levels.
• Ability to interpret and understand legal clauses/documents.
• Ablility to prioritize multiple projects.
