ESJ seeks two types of properties in its acquisition strategy:

  1. stabilized market-dominant grocery anchored shopping centers
  2. value-added opportunities offering near-term revenue enhancements that could result from re-positioning the tenant mix, building expansion space for existing or new tenants and building out pads.

Key buying characteristics:

  • location in florida
  • minimum size of 40,000 sq. ft. of GLA
  • price between $5-50 million
  • major metro area or at least 100,000 people within a 5-mile radius
  • median household income that meets or exceeds the MSA average
  • prefer all cash transactions, but will consider debt assumption

RESIDENTIAL:

We believe opportunity is developing in real estate markets and asset classes other than retail properties and will therefore not only look to grow our primary market, but also look to enter new market segments that show the most opportunity.

Property Type:

  • Multi-Family: 50+ Units
  • Bulk Condo Sales (75% or more of total units in the building)
  • Short sales
